Number 1 Violation Trash Around the Dumpster

Reference: Rules/Regulations Section 18

~ Trash should be placed inside of the dumpster. Please throw/push trash back as far as possible. Sometimes it can appear as though the dumpster is full, when it's not, because trash is stacked up at the front of the can.

~ Bulk items may not be left at the dumpster. Our contract does not include bulk removal. Please call Community Group to schedule for bulk pickup (or bulk items may be taken to the city landfill). There is a charge for bulk pickup based upon the items size and weight.

~ Trash may not be stored on any deck/patio or be permitted to accumulate at front doors.

~ Use of the recycling bind is highly encouraged. Please break down boxes and please never place household trash in the recycling canister.

Number 2 Violation Various Pets Issues

Reference: Rules/Regulations Section 25

~ Only domestic dogs or domestic cats weighing less than 60 pounds shall be permitted.

~ All pets shall be kept ona leash when taken from a Building and shall not be allowed to run loose or be curbed on any of the General Common Elements. Pet owners shall be responsible forremoval of all fecal waste deposited on any part of the condominium. Violators will be assessed a clean-up fee.

~ All pets must be sufficiently under control at all times so that they do not become a nuisance to the Owners or occupants of other Units.

~ All pets must be licensed as may be required by law.

~ There shall be no more than two (2) pets maintained in any unit unless prior written approval is given by the Association; provided, however, that such approval my be withdrawn by the Association upon reasonable notice.

~ Approval for any pet may be withdrawn for any reason at any time by the Board of Directors upon ten (10) days notice to the unit Owner.

~ If any building requires exterminating, then the units within the building that have pets will be subject to an additional charge.

~ No pet shall be left unattended on any patio or deck.

~ All pets shall be exercised only in area(s) specifically designated by the Association.

Number 3 Violation Antennas and Satelite Dishes

Reference: Rules/Regulations Section 9

~ Antennas and/or Satellite Dishes may not be affixed to the roof or any other part of the building.

~ These may be placed on a pole inside of the owner's private fenced in area.

~ Prior to any installation, complete an Architectural Modification Request (ARM) form and describe proposed installation area and obtain board approval.

Number 4 Violation Grills & Other Open Flames

Reference: Rules/Regulations Section 13

~ Open Flamed cooking devices (charcoal grills, gas grills, turkey fryers, etc.) are strictly prohibited.

~ The storage of gas/propane on a deck or in a shed is prohibited.

~ The Commonwealth of Virgina regulation, Section 307.5 and 307.5.1 of the International Fire Prevention Code effective October 1, 2003, reads:

307.5 "Open-flame cooking devices. Charcoal burners and other open-flame cooking devices shallnot be operated on combustible balconies or within 10 feet (3048 mm) of combustible construction."

307.5.1 "Liquefied-petroleum-gas-fueled cooking devices. LP-gas burners having a LP-gas container with a water capacity greater than 2.5 pounds (1.14 kg) [nominal 1 pound (0.454 kg) LP-gas capacity] shall not be located on combustible balconies or within 10 feet (3048 mm) of combustible construction."

Number 5 Violation Parking at Mariner's Quay

Reference: Rules/Regulations Section 17

~ No boats, boat trailers, campers, recreation vehicles, buses, commercial vehicles, disabled or junk cars mav be kept on the Property, except in such area as may be specifically designated for that purpose.

~ All vehicles must have a current license and inspection. Violation can result in towing the vehicle at the expense of the owner.

~ The Board reserves the right to determine what defines a commercial vehicle (i.e., a pickup truck with material consistently carried in the bed of the truck, without a cap, would be considered a commercial vehicle.).

Meetings are at the Riverwalk Clubhouse. All owners and/or renters are invited to attend, participate and speak. The first 15 minutes are set aside as an open forum.
